BIM model from point cloud (Scan-to-BIM:)

BIM (Building Information Modeling) is the process of creating and managing a digital information model of a building or structure

A BIM model of an existing building created from laser scanning (also called Scan-to-BIM) has several key advantages:

1. High geometric accuracy

Laser scanning (lidar) creates a point cloud with millimeter accuracy, which allows to capture the real state of the building, including: deviations of erected structures from the design dimensions, deformations, changes after construction. The model based on scanned data reflects the actual geometry, which allows for accurate material calculations and improves the quality of design decisions.

2. Speed of data acquisition

Scanning of large objects is many times faster than traditional measurements. Scanning captures all geometry, even hard-to-reach places: roofs, basements, complex engineering systems.

3. Complete and visually verifiable database

In addition to the 3D model, scanning generates a point cloud that remains as an exact digital copy of the object. This allows the BIM model to be checked against the original scan at any time to:
  • verify the correctness of the modeling,
  • audit,
  • to use in the future for additions or changes.
